You must be between 18 and 35 years of age and have lived in the Madrid Regional Authority (Comunidad de Madrid) for at least two years without interruption prior to applying for your mortgage.
Your dream home must be within the Madrid Regional Authority, it must be the first time you purchase a home and you must be able to prove that you do not own any other property.
The price of the home, excluding any expenses and taxes related to the purchase, must not exceed €390,000.
The home you buy must be your permanent main residence for at least two years.
You must have legally resided in the Madrid Regional Authority on a continuous uninterrupted basis for two years prior to submitting the application.
Loan intended for the purchase of a main residence pursuant to the provisions set forth in Order 2350/2022 of 27 July of the Madrid Regional Authority's Department of the Environment, Housing and Agriculture published in said Regional Authority's Official Journal on 18 August 2022, governing the My First Home programme and subsequently amended by Order 1331/2023 of 26 April, as well as in the Collaboration Agreement entered into by the Madrid Regional Authority and Unicaja Banco on 2 August 2023 (hereinafter referred to as the "Regulation"), the purpose of which is to facilitate access to owned homes by young adults up to 35 years of age who are residents of the Madrid Regional Authority (Comunidad de Madrid). The loan amount for this type of transactions may exceed 80% of the Reference Price, as defined below, up to 95% of said Price. For such purposes, "Reference Price" is construed to mean the lower of the following values: the property's appraisal value or the home's purchase price (excluding expenses and taxes inherent to sale). In order to take out the mortgage loan under the terms and conditions stated above, on the one hand, the customer must be of legal age and not be older than thirty-five years of age at the time of applying for the mortgage loan and prove that they have legally resided in the Madrid Regional Authority (Comunidad de Madrid) on a continuous uninterrupted basis during the two years prior to submitting the financing application. Where there is more than one purchaser, this requirement must be met by all of them and, on the other hand, the purchase price of the property to be financed, excluding any expenses and taxes inherent to the sale, may not exceed €390,000. Granting is subject to the institution's criteria. Terms and conditions valid until 31 December 2023.
