Requirements of the Madrid Regional Authority's My First Home Plan

You must be between 18 and 40 years of age and have lived in the Madrid Regional Authority (Comunidad de Madrid) for at least two years without interruption prior to applying for your mortgage.

 

No habrá límite máximo en la edad de contratación en los siguientes casos:

  • Familias numerosas o monoparentales.
  • Cualquier persona por nacimiento o adopción de un hijo en el año natural de la convocatoria y durante la vigencia del convenio correspondiente.

Your dream home must be within the Madrid Regional Authority, it must be the first time you purchase a home and you must be able to prove that you do not own any other property.

The price of the home, excluding any expenses and taxes related to the purchase, must not exceed €390,000.

The home you buy must be your permanent main residence for at least two years.

You must have legally resided in the Madrid Regional Authority on a continuous uninterrupted basis for two years prior to submitting the application.

How do I apply for it?

1. My First Home financing application

You will need to submit the following documents at the branch:

  • Identity document
  • Madrid Regional Authority residence certificate (certificado de empadronamiento)
  • Negative cadastre certificate (certificado negativo catastral) and Land Registry extract (nota simple) stating that you do not own any real estate intended as housing
  • Earnest money contract (contrato de arras)/commitment to buy/sell the property
  • Affidavit of liability (declaración responsable) stating that the home will be used as a main residence for at least two years as from the date of purchase

2. Study of your mortgage

In order to be able to conduct a study of your mortgage, you must go to your nearest branch and submit the documents we have listed above in the previous step.
